EV Charging for Apartment Buildings

What Is Strata EV Charging?

Strata EV charging means EV chargers in an apartment building's car park, running off the building's shared power. A load management system shares that power between the chargers, so the building stays inside its limit. Each resident taps an RFID card, a key card, to start their charger, and Exploren software bills them for what they use.

Apartment charging takes more planning than a charger at a house. The car bay belongs to one resident, but the power comes from the building's common supply.

At Revue Apartments in Dalkeith, we had installed several chargers before our latest job there. We already knew the building's power, its load management and its software, so the new charger went in faster and for less.

The most important thing was that Tiffany didn't have to worry about anything. We already understood the building, the hardware and the software, so we could simply guide her through the process and get it done.

How We Install Chargers in an Apartment Building

The same six steps as every commercial job we do. For a building, we look at the shared power, the car bays that need a charger and who should be able to use each one.

  1. Initial Enquiry

You can reach out to us by phone, referral, or form, and we'll set up a quick call to understand your site, goals, and charging needs. Whether you're a fleet operator, developer, landlord, or council, we'll point you in the right direction from day one.

  2. Site Visit

We assess the site with a commercial lens covering:

    • Power availability
    • Charger types and number
    • Use case (fleet, public, private access)
    • Idle time vs. charging speed
    • Infrastructure requirements (bollards, bay painting, signage, etc.)
  3. Solution Design

We develop one or two options to suit your site, based on:

    • Your goals
    • Budget
    • Scalability
    • Installation timelines
  4. Proposal

You receive a full, itemised proposal including:

    • Installation timeline
    • Charger and software options
    • Ongoing software or subscription costs
    • Warranty details
    • Optional SLA tiers (Bronze / Silver / Gold)
  5. Installation

Once approved, we lock in a schedule.

  6. Commissioning & Handover

We don't just install; we fully commission the system. That means:

    • Testing the charger
    • Running through the software
    • Providing documentation
    • Training your team
  7. Chargers live in residents' car bays

Why Choose ChargingWA for Your Building?

In a shared building, the charger, the load management and the billing software have to work together. We install and support all three.

  • One Team Fixes Charger and Software

We install Ocular chargers with Exploren software, which talk to each other. If something goes wrong, we fix it ourselves.

  • Load Management That Grows

Our load management works across charger brands. The building can add chargers later without ripping out the old system.

  • Led by Steve Randall

Steve has been a licensed electrician for 37 years and has installed EV chargers across WA for more than 10, underground car parks included.

  • 2 Years on Parts and Labour

The warranty covers the charger and our workmanship. We're local, so if a charger stops working, we come back and repair it.

What Each Resident's Charger Includes

This is the setup we installed for a resident at Revue Apartments in Dalkeith. Your building may suit a different charger, and our proposal will say so.

  • Ocular IQ Wallbox 7kW charger: A wall charger on single-phase power, one supply line, fixed in the resident's own car bay.
  • RFID access: The charger starts only with its owner's RFID card, a key card like a building pass.
  • Exploren software: Records every charging session and runs the billing.
  • Load management: The charger joins the building's load management system, which shares the power between every charger.
  • Automatic billing: The resident pays for their own power, and the strata gets the money.

How We Price a Building

We quote every building after a site visit. The proposal is itemised: the timeline, the charger and software options, any ongoing software costs, the warranty and optional service levels.

Apartment EV Charging We've Installed in Dalkeith

A resident at Revue Apartments on Waratah Avenue bought a BYD Atto 2 and needed to charge it in her own car bay. She would otherwise have relied on public charging stations.

Now she charges in her own bay. The charger works within the building's load management, and Exploren bills her for the power she uses.

Sharing the Building's Power Between Chargers

Every building has a limit on how much power it can draw at once. In an apartment block, every resident's charger draws from that same supply.

A load management system watches what the building is using, through sensors in the main switchboard, the panel where the building's power comes in. When the building gets busy, it slows the chargers down, and when demand drops, every car goes back to full speed.

An Example

Take ten chargers sharing 100kW of spare power. If all ten cars plug in at once, the system splits the 100kW between them. As each car finishes, its share goes to the cars still charging.

  • Static load management

Fixed limits, set when we install it. Suits demand that stays about the same.

  • Dynamic load management

Adjusts in real time to what the building is using. Best for demand that changes through the day.

Load management can delay or avoid a switchboard upgrade. As more residents buy EVs, some buildings will still need one, so we plan for it from the start.

How Each Resident Pays for Their Charging

Power for the chargers comes from the building's common supply. Exploren works out who used it and bills them, every time a resident charges.

  1. Tap to start

The resident taps their RFID card on the charger. Only their card starts it.

  2. The session is recorded

Exploren logs how much power the car took from the building's supply.

  3. The resident is charged

Exploren charges the resident's nominated payment method.

  4. The strata is paid

The money goes into the strata company's trust account, so the building is paid back for the power.

The same software gives the building access control, live monitoring of each charger and usage reports for each driver.

What Your Building Needs to Work Out

Every building has to answer these questions. We help the resident and the strata answer each one before we install.

  • Shared power

Is there enough power for more chargers? We check the building's supply and switchboard on the site visit.

  • Strata approval

The Dalkeith job needed strata approval. Our proposal lists the timeline, charger, software, ongoing costs and warranty, so the strata can see the whole job.

  • Load management

If the building already has a system, we connect new chargers to it. If it doesn't, we design one.

  • A bay with no power

If the car bay has no charging point, we run new cable to it from the building's supply.

Older buildings may need electrical upgrades before chargers go in, so it pays to check charging access early.

Strata and Apartment Charging FAQs

More on Apartment Charging

Can I get an EV charger in my apartment car bay?

Yes. We installed one in a resident's own bay at Revue Apartments in Dalkeith. It runs off the building's power, and only her RFID card starts it.

Who pays for the electricity in an apartment building?

The resident who charges. Exploren records each session, charges the resident's nominated payment method and pays the money into the strata company's trust account.

Do apartment buildings need load management?

In most cases, yes. Residents share the building's supply, so load management shares the power between chargers and keeps the building inside its limit.

How long does an apartment charger installation take?

At Revue Apartments we quoted within days and installed in about three weeks. Commercial jobs take from 2 weeks to 3 or 4 months, depending on the charger, stock and the site, and your proposal gives the timeline.

Can the building add more chargers later?

Yes. Our load management works across charger brands, so new chargers join the same system as more residents buy EVs.

Are there grants for strata EV charging?

Some upcoming programs are aimed at strata and fleet operators, but they open in limited rounds. See EV charger rebates and grants for what is open now.
